This 269,000 SF (25,000 SQM) building within Prologis Park Arrayanes in Guadalajara was a build-to-suit for Cooper Tire & Rubber Company, one of the leaders in the tire-manufacturing industry, to house their Latin American distribution center. Additionally, Prologis was able to deliver the build-to-suit two months ahead of schedule.
Located at Prologis Park Arrayanes at Tlajamulco de Zuñiga Jalisco at the Chapala – Airport industrial sub market, this development sits at a strategic point for logistics. Close connections to the Guadalajara-Mexico highway and the “Macrolibramiento”, allow occupants access to four main highways (Guadalajara-Mexico, Guadalajara-Colima, Guadalajara-Nogales & Guadalajara-Puerto Vallarta) without having to enter the city, avoiding traffic.
Prologis worked closely with Cooper Tire to develop specifications to meet their operational and corporate needs through a collaborative approach between our development, property and leasing teams.
The build-to-suit distribution center helped Cooper maximize space and efficiency by considering all the requirements for their operation at the design stage, including a 32’ clear height to allow for full flexibility of storage and product flow, 30 equipped dock doors, parking and office space.
This modern build-to-suit was developed according to the latest design and sustainability standards. We used building materials that incorporated recycled content, thereby reducing the environmental impact resulting from extraction and processing of virgin materials. Reflective roofing reduces the urban heat island effect and lowers indoor air temperatures. Increased ventilation, use of low emitting materials and ample daylight improve the indoor air quality. Water efficient landscaping and indoor fixtures reduce the burden on the municipal water supply and wastewater systems. These sustainable design features earned the build-to-suit LEED Silver certification from the U. S. Green Building Council.
